Make safe of electrical and plumbing cap off

The first step in the renovation process is ‘make safe of electrical and plumbing cap off’. This step involves disconnecting the power and water to the area. This happens prior to the strip out process.

Asbestos testing and removal

Asbestos testing is a process where a sample of the area is taken for lab testing this is normally done before any work proceeds.

MasterCraft will always check the age of the house and material used in its construction during the site inspection. If we suspect an area contains asbestos, we will organise for asbestos testing to be carried out.

General rules for asbestos:

  • If your home was built in the 1980s or earlier, it is highly likely to contain asbestos.
  • If your home was built between 1980-1990 it is likely to have some asbestos present.
  • If your home was constructed between 1990-2003, it is unlikely to contain asbestos. However, if asbestos is suspected we will have it tested.

Asbestos removal requires the entire room to be ripped out. This includes all walls, cornice, ceiling and architraves, right back to the studs.

MasterCraft enlists a professional asbestos removal specialist for this stage of the process. You will need to be out of the property during this process.

Demolition – strip out and dust management

A strip out is the process where all the fittings and fixtures, tiles, mirror, shower screen, toilet, bath, sheeting, are completely removed back to the studs and original flooring. Alternatively, if the room has block walls, back to the render (in some cases the render is removed as well).

The strip out stage is also when all the preparation for the new design is done by removing walls and preparing to relocate plumbing and electrical systems.

Block walls require a channel to be cut into the wall to fit the new plumbing and electrical infrastructure.

It is important to have all your electrical items, furniture, air-conditioning vents and doors covered and closed before the renovation starts. This is to prevent fine dust particles created during the renovation from travelling through the air and on clothing when opening and shutting the door to the work area. We utilise extractor fans to manage and reduce the dust during the project.

Drop sheets are also used to protect the flooring around the bathroom.

However, even with all the precautions we take there can be small amounts of dust throughout any renovation. We endeavor to keep the dust as minimal as possible at all times to reduce the disruption to your home.

Concrete cutting and core drilling

If your renovation requires moving the shower, vanity, bath, or toilet to a different location in a bathroom the concrete will be required to be cut through the concrete slab to allow the relocation of the plumbing for the new waste points.

Pest control termite barrier

When the concrete has been cut to relocate the plumbing, if the cuts penetrate the slab, a termite barrier installation is required. There are two ways this process can be done a treated membrane can be installed over the concrete or a barrier is installed to the edge of the slab before the concrete is poured.


After the termite treatment has been completed the concreting is repaired.

Electrical rough in and fit off

Electrical rough-in is carried out when adding wiring for new lighting or relocating light switches and power points.

Fit-off is done after all the installation of all the new lining finishes has been completed (tiles sheeting).

Plumbing rough-in and fit-off

The plumbing rough-in is required when wastes and water are relocated or adjusted for the shower, vanity, bath, or toilet. The old plumbing in the wall is cut and changed for new fittings to suit new taps/mixers.

Strip drains require moving the waste in the shower.


This is the framing stage, building walls, nib walls, niches, shower seats, ledges, cavity slider doors, door frames, and window frames.

Custom windows - wood or aluminium

Most windows will need to be custom made to fit the space of the existing window. When reducing the size of the window the external wall will need to be repaired. If the external wall is brick matching the brick can be difficult so making the window fit is the ideal option. When adding a window, the space is cut at this stage to fit the new window.

Custom windows can take up to 3 weeks to be manufactured and delivered, so it is important to order the window when planning the renovation, prior to the project starting.

Ceiling insulation

Insulation is installed before the ceiling sheeting is installed. Ceiling insulation prevents heat from the roof entering the house and ensures warmth remains in the house in during winter.

Wall insulation

Wall insulation is installed before the villa board sheeting is complete. This type of insulation helps to insulate against heat and noise.


All the materials used in your bathroom renovation are specifically designed for wet areas. Villa board is used as a wall lining, plasterboard is used for the ceiling, and cement sheet underlay is used over timber flooring.

Custom cabinetry

Pre-made vanities only come in standard sizes and certain designs, when specific sizes and designs are required the cabinetry will need to be custom made. Most cabinetry that needs to fit between two walls has to be custom made fit.

Custom made vanities can take up to 3 weeks to be produced so it is important to order the cabinetry during the planning stage, prior to the project starts.

Custom stone benchtops

Most stone benchtops are custom measured and cut after the cabinetry has been installed. A template is created and then the benchtop is cut to size and holes are cut for the basins and tapware.


Skylights are often included in bathroom renovations to allow natural light into the room. They are great for cutting down lighting costs and reducing mould and mildew growth.


Once all the sheeting has been completed the joints are taped and sanded ready for painting or tiling.


Rendering is carried out if required to repair any damage created from the tile removal or the relocation of the plumbing, water or electrical cables.


A waterproof membrane is installed to the entire floor and shower walls before the tiling has been started to ensure the bathroom tiles and flooring are watertight.


Bedding is the first step of tiling, this creates the correct fall to the waste points (so the water drains off). The floor tiling is then carried out, once this is complete the walls are tiled. After the tiling is done grout and silicone are completed throughout.

Custom made shower screens and mirrors

We have the shower screen and mirror measured after the tiling has been completed to ensure the shower screen and mirror fit perfectly. Pre-made shower screens can present fitting issues.


Painting is the last step to the bathroom renovation. It is best to paint last to avoid other work damaging the painting.

Builders clean

After all the rubbish is removed from the site, the dust and debris are cleaned from all building surfaces. This is really a first ‘builders clean’ and is standard in building projects.
